Here is a practical home buyer’s checklist for 2019, as referenced from The Balance:

Find a reliable real estate agent

We’ve discussed at length the importance of finding a dedicated realtor. While it’s certainly a good idea to educate yourself about real estate transactions, the last thing you want to do is to think you can go through the process without an agent. Before doing anything else, take some time researching experienced realtors in Sedona. This person can help you begin the prequalification steps and, ultimately, work with you in finding your dream home.

Talk to a lender

This definitely falls into the “not-so-fun” part of the home buying process. For us at least, finding the right lender is just as important as finding the right realtor. While it might seem convenient to go to your bank and apply for a loan, we recommend shopping around and asking your realtor for lender referrals. Most importantly, you want to choose a lender who will customize a mortgage loan to fit your needs.

Figure out your finances

Once you’re squared away with a lender, it’s time to get your finances in order. This means setting aside funds for your down payment, staying at your job, and maintaining a frugal lifestyle as much as possible. Since your lender will be tracking all money coming in and going out of your accounts, you should avoid making large purchases (even if it’s furniture or appliances for the house) and opening lines of credit.

Find the perfect home

By this point, you’ve gotten through the underwriting process and you’re ready to start home shopping. The best part is that since you have a prequalification letter in hand, you have a leg up on other prospective buyers who might be looking at similar homes. Work with your realtor in narrowing your search to specific neighborhoods while also being mindful of how much house you can actually afford.

Make an offer and close on your home

Be prepared to make a purchase offer immediately after finding the perfect home. Once your offer is accepted, the home closing process begins. For many buyers, closing is the most stressful part of the entire home buying journey. From setting aside the funds to cover closing costs to having your realtor schedule a home inspection, there’s a lot that takes place during this step. Our best advice when it comes to handling closing is to be receptive and remain in close contact with your realtor.
